Roof replacement for Denver-area homes
A new roof is a 20-to-50-year decision depending on the material. Done right, it protects everything underneath it for that whole window. Done wrong, it leaks, looks bad, fails warranty inspections, and costs you twice.
Clear scope, documented process: Green Slate Roofing & Siding installs new roofs for Denver-area homes and light commercial properties — with a written scope, a documented process, and a crew trained on the products we install.
When replacement makes more sense than repair
Replacement isn’t always the right answer. We replace roofs when one or more of these is true:
- Age. Asphalt shingle roofs in Colorado typically last 18–25 years depending on slope, exposure, and how many hailstorms they’ve absorbed. If your roof is in the back half of that window and showing wear, repairs start to chase the next leak.
- Widespread damage. Hail or wind damage that affects most of the field, not just one slope. At a certain percentage of damaged shingles per square, spot repair stops being a good economic answer.
- Repeated leaks. A roof that has been patched in multiple places and is still leaking is telling you something.
- Failed deck. Soft, delaminated, or rotted decking under the shingles. Replacement is the only way to address it.
- Selling soon. Buyers’ inspectors flag aging roofs hard. A new roof removes the deal-killer.
If you’re weighing repair vs replacement, we’ll give you a straight answer after the inspection — including the case for repair if that’s what your roof actually needs.
Materials we install
We install the materials that make sense for Colorado’s climate — UV, temperature swings, hail, snow load, and high winds:
- Asphalt shingles. The most common residential choice. Modern architectural shingles balance cost, hail resistance, and lifespan. Class 3 and Class 4 impact-rated options are available for hail-prone areas.
- Tile. Concrete and clay tile. Long lifespan, distinctive look, heavier structural load — needs the right deck and framing.
- Metal. Standing-seam and stamped metal panels. Long lifespan, hail-resilient, premium aesthetic on the right home.
- EPDM (commercial flat). Rubber membrane systems for low-slope roofs. Durable, well-suited to commercial buildings.
- TPO (commercial flat). White-membrane reflective systems. Energy-efficient choice for warmer-climate commercial roofs.
If you’re weighing material options, we’ll walk through the cost, lifespan, and maintenance differences for your specific roof — not push you into the most expensive choice.
Our roof-replacement process
- Inspection & scope. We walk the roof, document conditions, take measurements (squares, linear feet of ridge / hip / valley, penetrations), and write a scope of work.
- Estimate. A written estimate based on the documented scope. Line items show materials, labor, dump fees, and any deck repair allowance. No surprise add-ons.
- Permits. We pull the required permits with your municipality.
- Material delivery. Shingles, underlayment, drip edge, flashing, ridge / hip / starter, vents — delivered to your driveway or roof, depending on access.
- Tear-off. Existing roof removed down to the deck. Deck inspected; any soft or rotted decking replaced.
- Underlayment & install. Ice-and-water shield in valleys and at eaves where code requires, synthetic underlayment over the field, drip edge, starter, field shingles, flashings, ridge.
- Cleanup. Magnetic sweep of the yard and driveway. Debris hauled off.
- Walk-through. We walk the finished roof with you, explain what was done, and hand over warranty paperwork.
What you can expect
- Timeline. Most asphalt roof replacements complete in 1–2 days once the crew is on site. Tile and complex roofs take longer.
- Disruption. Yes, there’s noise. We try to minimize it. Pets and small kids usually do better at a friend’s house for the day of tear-off.
- Payment. Standard industry payment terms — deposit on scheduling, balance on completion. Specific terms are in your written estimate.
- Warranty. Manufacturer warranties cover the materials; we cover our workmanship. Specific terms depend on the system you choose.
